    Usually the estate agent.

The seller will clear out their house, then they will await a call from their solicitor and EA to say all the money side of things is sorted. They will then usually take the keys to the EA and then they'll go to another EA (probably) to pick up the keys to the house they're moving to.

You'll get a call from your solicitor saying the money's been transferred and you can pick up the keys ... you then go to the seller's EA and collect.

Other arrangements can be agreed between all parties if that's not suitable/appropriate.

If a house is already vacant, the EAs often have the keys days in advance, but they won't release them until they've had the call to say the money's changed hands.

As a rule of thumb, the call comes at lunchtime. It really depends how long the chain is though and if there are any problems or if somebody's on the other line when the call comes through so delays calling you.

It can only ever happen Mon-Fri, when banks and solicitors are open.

We bought a vacant repo last July (so no-one to move out on the day), and picked the keys up from the selling Estate Agent.

We had hoped to get our new keys early on the day, and move some stuff along ourselves, but due to delays in the monies clearing back and forth, the completion wasn't till about 3:30pm on the monday afternoon, and our removals were delayed also, and didn't arrive until about 4:45pm.

We were finally loaded up from our old house at about 6:30pm, and I'd already had my buyers estate agent chasing me for the keys, but I'd been able to agree to drop the keys directly to them (they only lived a mile or so away) as soon as we'd loaded up and the house was empty.

    That was one stressful day!

Have you paid the Completion monies? Was the contract 'vacant possession'? If yes and yes, did you not check the house was vacant before authorising payment?
