How to avoid being gazumped?

Hi,
I heard of this word "gazump" lots lots time from friends who are house buyers currently. As I'm about to start my house hunting very soon. Would anybody please give some tips to avoid being gazumped?

Offer far more than the house is worth.0

Don't mess your seller about and make sure that you are both in complete agreement over the contract, keep things clear - talk to the seller if they will let you - don't expect your solicitor to get on with things without a prod from time to time. Be proactive.0

How to get the vendor's contact details (email, mobile, etc)? Is it ok to ask EA after offer accepted?:j0 -
Try to build a rapport with the seller, they'd feel guiltier about letting you become gazumped, in theory.Squish0
