No response from vendors solicitors....

Guess I just need to vent a bit but also looking for advice.
We had an offer accepted over a month ago, just before easter. Just after easter the EA phoned to say the vendors had found their own place which is end of chain. So far so good.
There was some delays getting our valuation done as the building society mucked us about (Yorkshire BS- dont use. Terrible. Will be complaing to FSA) so the results of that only came back on tuesday and there no probs with that - valued at asking price, suprise suprise.
Thing is, I phoned my solicitors today and they STILL dont have a draft contract or anything else other than the HIP. This is more than a month after the offer was accepted.
Obviously we are trying to make plans for the rest of the year and we're finding this really stressful. Is there any reason for them to be holding off like this? What can be done about apart from moaning at the EA?

Can you chew your solicitor's ear a bit more and ask them to chase from their end? They should have details of the vendor's solicitors and should be able to make relevant enquiries about the hold-up?

The most obvious reason is that the seller hasn't found anything to buy yet so doesn't want to instruct his solicitors. That's the first thing to check.
If the seller has found a place to buy, is the chain above complete?
Always worth asking sellers whether they are buying as well and if so why and where? Sometimes they are very clear - move for school catchment, bigger house for growing family, move for job, etc.
Other times they are very vague and you can't really work out what their motivation is or they have unrealistic expectations of finding a property that meets a lot of difficult requirements. If that is the case then quite likely they are going to fiddle around for a long time trying to find something to buy.RICHARD WEBSTER
