New roof

Please, what's the cost of a new roof in a 3 beds semi? I just cannot justify why a house has been pit on the market for 5k extra, it's the same like a house I viewed two months and it has a massive conservatory. Comparing them, one has got a new roof for 305k and the other has a masive conservatory at 300k. Thanks

Obviously depending on your location and factoring an increase for London, an average 3 bed semi in the North will set you back between 4-6k. All depending on the type of tile you have replaced or if you ask the roofers to salvage and reuse the good tiles.
