Single storey conversion - 21650 plus vat!

I have just received my first quote for a single storey garage conversion rough break down of work as follows:

Underpin the current foundations - add pitched roof.

Convert existing garage into a playroom.

Add a Utility room and small shower/toilet onto existing garage roughtly 2.518M by 3170M.

Quoted 21650 plus VAT - original 'budget plan' qoute was 15k - am I being tight or does 21650 plus Vat seem excessive (Lincolnshire area)

Cheers - any thoughts greatly appreciated.

    Just had second qoute in - 32500 plus vat - makes the 1st quote seem reasonable now

    Just shows you how firms make it up as they go along!!, best to break it all down yourself and cost it out then ask how much they charge for labour

    WOW, considering the building is already there that sounds crazy, friend of mine paid £17500 for a whole new single story extension on their house! I'd ask for a complete break down! North west here!

    Its the underpinning that is the issue. This is the expensive part. But the question is why are they underpinning. I could understand if it was a 2 storey extension as the additional weight of the 2nd storey may impact upon the foundations that were originally designed for a single storey.

    Have you spoken to any one from Building Comntrol and asked for their opinion? They may deem the foundations satisfactory. May be worth a phone call.

    Hi,
    Just to give you an idea of costs (remember it may be slightly higher where you live i am in wales).
    I am starting a single extension on monday. Its 5m x 3.5 and its face brick. It is a new extension so its from digging out the footings and completing.
    It will have a pitched roof, a bedroom and a walk in shower room. The extension is for a disabled person. The total cost is £25,000 inclusive of vat.

    Hi - have now had 5 quotes roughly coming in the same price of 25K.

    2 of them I have met - one of which I could tell wasnt interested in the job, the 2nd a guy from the village who has done lots of work.

    The best one I have come across is one that has explained everything and the processes involved and given a breakdown of costs.

    Any tips/advice on agreeing terms with a builder - ie money up front for materials - he has given me an example contract that is from the FMB. Cheers Dave
