Offer accepted 6 weeks ago - advice please!

Hello -

Our offer on a property was accepted 6 weeks ago. I have a few questions!

We've sold with a completed chain below us - the chain below is waiting for the chain to complete above before instructing solicitors, surveys etc.. This is something I have accepted, but our sellers EA has said this is strange and things should have started to move. Is this right?

Our Sellers have instructed their EA not to mark the property as Under Offer / Sold STC on Rightmove etc... Although I am not overly happy with this, I know that there is very little I can do. What are people's thoughts with this? EA has said they are not doing viewings, but gathering the details of perspective buyers should the sale fall through. Do you think I should ask for this to be changed before I get a survey / solicitors etc???

Our chain is currently sitting with 6 links - (and yet to complete) - I am getting nervous with the length of the chain - or am I over reacting? What is considered to be a "long chain?"

    Just to bump to the top for you...

    WHat are your sellers doing 6 weeks on? Are they looking/offering on properties or are they moving to rented?

    It seems a bit rough they wont allow you to proceed with the purchase 6 weeks on. We took 8 weeks from offer to completion as both sellers and now as buyers.

    We moved to rented so we didnt have to rush to find the house for us. It stopped us losing our buyer.

    Seems like they should be more concerned about losing you than they are about insisting it is still marketed. Usually people insist it is still marketed if the buyer is not showing commitment. Looks like there are at least 5 of you ready to commit, but your sellers are causing the hold up.

    How much do you want this property? Are you prepared to wait? If not I would start applying a bit of pressure. I would be very surprised if they do have more buyers lined up unless you are in a very desirable area. COuld be jsut the EAs way of making you nervous so you dont start applying pressure. They should know what their client is planning to do, as whoever buys it (you or one of these people "on the list"), they wont get paid if their client doesnt sell.

    I personally would not be happy with the house still on the market so to speak, I guess now though there is nothing that you can do about that.

    As to the chain below waiting for the chain to complete before instructing surveys, starting all the real work of conveyancing. I don't think that this is so strange. You should have all had notification of sales though with the solicitors details on that I think.

    6 links is quite a lot if not complete I think, though there are lots of agents and solicitors on this board who might be able to tell you differently.

    Hope your chain completes and things get moving soon.

    People are silly. How your sellers think things will happen any faster if they are the cause of the hold up I can't imagine - but people are like that. They expect commitment from you and the chain below in terms of mortgage applications and instructing solicitors etc and won't do much themselves. Maybe their EA is too scared to pass on that hard truth to them.

    Perhaps you should indicate to their EA that you are actually looking for another property as the sellers appear to be being silly.

    Unfortunately the sellers are downsizing which is why the chain is so long. I would really like them to move into rented so as to break the chain as they also do not require a mortgage..They have FINALLY had an offer accepted; but the chain is yet to complete. So we are at 6 going on....

    I think the EA was trying to make me nervous, as to not pull out - he tried to tell me that we got a "really good price for the property" and "we won't find any better"...and that he will "re-sell the property overnight" if he had to. Fine - but how comes it has been on the market since last Summer then???

    Anyway..looks as though I have some fun times ahead - chances of being moved by summer looking very slim.
