Fridge in rented property

Good Morning,

I need some advise on what to do,

bassically on saturday night / sunday morning our fridge / freezer in out rented property broke. we called the letting agents straight away and they said because it is a bank holiday it will cost them too much for someone to come out today to have a look nothing will be done till tuesday (today) we argued that the food is going to be ruiened if someone didnt come out today. they said there is nothing they can do as the manager is not in but something can be arranged for the food cost on tuesday when a manager is in.

we have called them this morning and there saying the landlord is just going to get a new fridge / freezer as there is no point getting the old one fixed which is fine. but the letting agents are now refusing to give us any money back for the food that was wasted. we have had to eat out as we dont have a fridge or freezer to keep anything in and we where told that the costs would be recovered.

so now they are stating that that was incorrect info and that they will NOT be giving us anything back for the food. I cant afford to go and buy a new fridge and freezer full of food and dont know what we can do :(

can anyone let me know where we stand if i should fight it or have i not got a case?

    You should claim from your contents insurance. Your LL will not be liable for your contents unless their negligence in some way led to your loss. The breakdown of the fridge is just an accident. (Indeed, unless your tenancy agreement specifically makes the LL liable for the fridge then your LL has already gone beyond their obligations by agreeing to replace the fridge.)

    This should be covered by your insurance policy. What did your insurance company say?

    Hello Everyone,
    thank you for replying, i have an excess on my contents so i cant really claim on it :( our house is white good only. so i would have thought as they are not suplying the white goods it is down to them to make sure we have them?

    Landlords are not magicians. Appliances break down. Landlords have a duty to repair things in a timely manner. It seems totally reasonable to not call someone out on a bank holiday weekend for something that is not an emergency. The fact that the landlord has decided to replace rather than faff around trying to organise a repair sounds decent to me.

    The fact that your insurance has an excess that makes claiming a waste of time was your choice when you took out the policy.

    i dont see why you should have had to eat out just because the fridge did not work.. why not shop for fresh food each day - that's what the previous generation did....

    maybe because if we got meat in the morning left it out all day long ( in a hot kitchen on a hot day) it would not be very fresh by the evening. i asked for advise not for criticism.

    do you know what just forget it please dont bother to respond any more. as i ask for advise and it doesnt seem any one on this site wants to give it

    god i thought this site was to help people not to put them down.


    if someone nice is willing to tell me how to delete my post them please let me know as its not worth it

    But it wasn't hot in MK yesterday. You could have put your meat in a sealed bag outside the house, it would have kept chilled.

    When my fridge broke down I kept some things in bowls of ice/ water and some things on the back windowsill.

    To claim against your landlord you would have to show that you attempted to mitigate your loss - did you try asking neighbours if they had any spare fridge/freezer space?

    Getting a new fridge within 2 days, including a bank hol, is a pretty good service from a landlord. I know they're rather essential appliances and don't actually cost that much to replace but a lot of landlords/agents would have kept you waiting longer.
    A kind word lasts a minute, a skelped erse is sair for a day.
