Make sure you tell your estate agent EXACTLY how you feel, that he is being condescending etc and watch him squirm. In fact ask to speak to the sales manager and tell him that. I do think you should ask your broker to get you an agreement in principle though

    Hi Mobile-advice.

Hope everything is now going well for you. Is it ok for me to ask, would the estate agents happen to be Connells? Twice we have walked away from buying a house because they were up with Connells. They were two different offices that were about 25 miles away from each other so when we first registered with the second Connells we told them about the problems that we had had with the first Connells and that we didn't want that to happen again. They assured us that they would never do what the other Connells did but as soon as we tried to make an offer on a property through them we had a feeling of deja-vu!

We now avoid Connells like the plague!

    Hi

Actually it was Bairstow Eves Countrywide.

The bid should be in - I fully expect them to bad-mouth me to the owner, inferred I was 'difficult'!

    Seems hardly worth it now.

Some times known as B@rstd Thieves. How do you know they inferred you were 'difficult?'

  • The man said something like: 'It's not a huge deal, so there's no need to be difficult' or word to that effect.

Then went on to say they would forward the offer on to the client but would also let them know that I was 'unwilling to disclose my deposit to them for some unknown reason'.

Clearly this can only make a bad impression to the owner.

I'm !!!!!! off because the deposit isn't relevant, given that I have not disclosed what I am earning. I could be putting up nothing and earning £200,000 a year and that would be preferable to putting up £100,000 and earning £20,000 a year.

just to re-iterate whats been said, the agent can not discriminate against you because you refuse to use their services, they are also not allowed to misrepresent any offer to a vendor. If you feel this happened to you, speak to the Sales Manager or Area Manager of the EA's. The problem you have, is that have inferred you as being difficult, the seed of doubt may have been sown in the sellers mind as to you being a good buyer, its can then be difficult to un-sow that seed.

The company you are dealing with made headlines about 6 years ago when they told a buyer they wouldn't be called if suitable properties came available because they hadn't seen the companies mortgage broker. Only when they had exhausted that list buyers would they contact other buyers. Unfortunatley the buyer they told this to was a financial journalist for the Telegraph. The story ran for 3-4 saturdays & made for some good reading.
  • Actually it was Bairstow Eves Countrywide.

Bairstow Eves are part of Countrywide Plc. We are currently buying a property through Taylors who are part of the same group. They have a Countrywide mortgage broker in the office. They did accept our offer without us seeing him, but did request that we made an appointment to see the Coutrywide broker.

I wasn't that keen initially, & already had an AIP from my bank, but my boyf persuaded me to give it a go. The guy was actually really good, lots of advice & actually got us a better deal with Nationwide which we have decided to go for. No-one asked us about deposits etc when we made our offers though. I wouldn't have been that keen on that.

They also tried to get us to use their conveyancers (Countrywide), but we had a personal recommendation for someone, so said no.

Also they have given us some insurance quotes via yet another arm of Coutrywide, but we have found much better deals ourselves, so won't be using them for that either.

I have to say it does seem to have helped get things moving quickly though. We are FTB's with cash deposit moving out of rented accomodation, the vendor has already moved out of the property as she has relocated with work. We had our offer accepted on 1st August, & we are ready to sign contracts next week a view to exchanging before the end of Aug, moving in early Sep.
