    Why is this my worst nightmare??? Especially as myself and nearly all of my friends fall into this category.

    I did read the article, however, just because this group represents the biggest percentage increase doesn't mean it's the biggest numerical increase. Women having children in their 40's is a relatively new concept so the percentage incesse is bound to be large.
    20% is a larger number than 3%, but 3% of 10,000 is larger than 20% of 1,000.

    Stop and have a think about just how many educated women in the workforce there are, and how many of them have been postponing children.

    And then have a think about the baby boom (like this one) that would be created if they decide to have babies while they can.;)

    The uneducated had babies all the way through. The educated delayed children, and are now having them.

    So there is a demand for 3/ 4 bedroom houses rather than studio flats in inner cities; no wonder the value of flats has fallen whereas there is increased demand for family homes.

    The problem is these yer effnic chappies are happy with a slightly higher occupancy ratio than we are, so the number of houses needed may be small...
