Property for cash, quick sale

Hi, has anyone used a company to sell their home to, quickly for cash? Our home has been on the market for ages, mortgage has been paid off and need a very quick sale. Any ideas anyone?

you could just lower the price with the agent you are with! but don't make the same misstake as a seller did near us he needed a realy quick sale cash only buyer we wanted to look at and where told all of this so did not view but 2 month later he is still looking for his 2 week quick sale funny thing is at the price he is selling if he let a mortage buyer buy it it would of sold in 5 min and would of all gone thur by now:D0

Thanks for your reply, but we have reduced the price quite alot already and before long we will be giving it away. It's on a new estate and buyers are purchasing the new properties rather than the lived in homes.0

The "sell quick" companies will only offer around 70% of the asking price.
You may as well drop it another 10% and keep the other 20% for yourself.
Or look at other reasons why you cannot attract buyers.0 -

Is your asking price below what the builder is selling your style of home for?
If not, I'm not surprised they're buying the new ones. The builder will always be able to incentivise theirs more than you will - carpets, blinds, curtains, appliances, etc.0 -
I would also consider changing agents.0

People will pay more for a new home, so you need to price yours significantly below what the builders are charging for new ones, I'm afraid.
The sell-it-quick merchants aren't going to help you. As CannonFodder says, they'll start with a conservative valuation then knock 20-30% off. If you were offering yours at anything like that price it would have been snapped up by now.
One option is to think of a ludicrously low valuation figure then market it for offers in excess of that amount. You're not obliged to accept any of the offers, but it'll bring out lots of interested buyers who will hopefully compete with each other. It's the same as the ebay auctions that start at 99p and end up at £300.No reliance should be placed on the above! Absolutely none, do you hear?0 -
