Hi
We will be getting in a few EA soon to value our property. Someone has told me that hips have a expiry date, is this true? They also said that the date will last longer if you go through a agent than doing it independently, is this correct? Are they normally cheaper when you go through a agent or if you do it independently?
any help and advise would be very much appreciated.

Things will get better day by day.

All the info you need on HIPs
Expiry dates on HIPs are there, but remember individual elements of the HIP (eg searches) become 'dated' the moment they are added. So buyers' solicitors may want updated searches. doesn't invalidate the HIP though.
HIP providers tend to be cheaper than agents. Some agents include them free in the sale costs, but they keep/own the HIP so if you switch agents a) they may charge you for it and /or b) they may not let you keep it - read thesmallprint.
DIY is barely cheaper than HIP providers.0
