Hughe difference between roofing quotes

I'm in the process of getting quotes for a re-roofing job and I can't believe the massive difference in the quotes I have received.

I have a four bedroomed detached house build around 1905, which still has the original roof in place. I've copied below one of the quotes I have had, but the prices quoted for the work have ranged from £13,000 to £30,000 (all plus VAT) basically for the same specification.

I would appreciate any views on what would be a reasonable price for this amount of work. I live in Paisley, just outside Glasgow.

[FONT=&quot]To remove existing slates and ridge tiles from roof and brush down all waste materials to be removed from site.[/FONT]
[FONT=&quot]To renew any defective sarking timbers where necessary[/FONT]
[FONT=&quot]To fit new white PVC facia boards at all facia areas[/FONT]
[FONT=&quot]To remove existing guttering and fit new PVC deep flow gutters[/FONT]
[FONT=&quot]To remove existing flashings at Valleys, skews and chimneys and renew using Code 5 lead.[/FONT]
[FONT=&quot]To remove skylight at rear and fit Velux window[/FONT]
[FONT=&quot]To cover roof area using quality grade type BS IF747 re-inforced slaters underlay felt[/FONT]
[FONT=&quot]To re-slate roof using new Spanish Natural Slates[/FONT]
[FONT=&quot]To fit new zinc ridges[/FONT]
[FONT=&quot]To clear site from arising debris when contract is complete.[/FONT]

I also wanted to ask if anyone has recommendations on reliable roofing companies in my area.

  • I am no expert but can anybody actually give you an idea if they don't know the size of the scaffold needed & the tiling area (from the pitch of the roof).

    That's a fair point.

    Unfortunately, I don't have the size of the roof. I tried to add a picture of the house to this reply, but I'm getting an error message saying I can't add pictures or links because I'm a new user.

    If a photo of the house would help, can anyone suggest how I can add this?

    20k is not an ureasonable price for the work you stated, however remember they will probably sell on your slates, so ask for a discount.

    I have just got the name and number of a recommended roofer, he is coming to give me a quote. I will ask him if it is ok to pass on his details if you can wait a couple of days?

    my FIL overheard the builders refurbishing his house, saying to the neighbour, that they would do his roof for 6k. the same price as they charge the council.

    (3 bed semi. manchester area).
    Get some gorm.

    My MIL has just got a quote for average size 3 bed for £6k with slate..
