you could apply for housing benefit and countcil tax benefit - if your on jsa
but in the long term when you get a job the only help youll get is 25% off

oh i -dont know to be honest - i have never been lucky enough to have a mortgage
best thing is to apply they can always say no
i would say thought yourex- partner should continue to help towards the mortgage if the house is in joint names

Firstly Im sorry to hear about your news things like this can seem like the end of the world and although you wont fell this way at the moment you have an exciting new chapter in your life about to start chin up all will be well eventually

OK so far as housing benefit, I am no expert but my understanding is as long as you have had your mortgage over 2 years they will agree to pay the interst only on your mortgage payments, in the short term this will be acceptable with your lender as well, as said I am no expert but Im sure this is somehwere near the mark.
You need professional advice I would advice going to the CAB first thign Tuesday morning take along all paperwork relating to your benefits, mortgage and council tax as well as every day bills and they will put an action plan together for you, they really are worth their weight in gold with things like this.
Your best course of action for you own self esteem and also to get you out socialising and filling your day may well be to immerse yourself back into a full time job, I know this sounds easier than it actually is but it will give you something positive to think about and really will be the first point to you moving on with your life.
Go to the CAB they are there to help and will help, if you have to make an appointment then do so in the meantime ring your local council and get all the forms you need for housing and council tax benefit.
I hope that helps as said before chin up when you are at the lowest point you can be it is a very positive place to be although it doens't feel like that I know, but hey from here the only was is up

The Shelter website provides info on help available to homeowners to prevent the property from being repossessed and how to prevent and deal with mortgage arrears. They also have a section on relationship breakdowns and people's rights and options, including homeowners. They have a free helpline and a number of drop-in offices around the country.
Is it a jointly held property and if so, is your ex consenting to transfer it into your name (in which case you will have to arrange a new mortgage and prove you can afford it in your sole name)? If it's jointly held, is he offering to pay anything to the mortgage? Is there much equity in it, would you be happy to sell?0 -
Owners cannot get Housing Benefit.
The dwp do pay mortgage interest payments for a specific time period if you are unemployed. I do not know the current rules on this but they
are more generous now than they were in the past due to the downturn in the
economy.
If you are currently joint owners you might have a problem getting the interest paid if your ex is in employment.0 -
I was in the same boat a few years ago - DWP paid interest only on my mortgage which mortgage company were happy with. You may qualify for council tax benefit also - I would presume you would (go to https://www.entitiledto.co.uk - or log on to you own council's website).

I believe you need to be on income based JSA to get housing costs not contribution based but there is nothing to stop you swapping over. Mortgage interest kicks in after 13 weeks on income based jsa.
You are best off going to cab or other to get a benefit check done to see if you are entitled to anything else such as council tax benefit.
You need the permission of your lender to take the mortgage over in your sole name, even if he is willing to sign away his share. BTW signing away his share also means signing away the mortgage loan too. If they refuse which is likely on jsa, you could either sell your share to your ex if he has sufficient income to maintain the mortgage, keep things as they are but make an arrangement for him to pay his share of this and the other household bills (risky as if he doesn't pay, you will be liable) or sell the house but you both need to agree this.
As for fixing your mortgage, there will probably be exit fees but that can't be helped. It might be better to get out now than struggle for three years with sporadic payments from you and him and arrears to cope with.
You sound like you are still in shock and you need a plan of action so here is what I would suggest
Ring your mortgage lender and ask if you can take the mortgage over yourself or if its possible for your partner to do so. I would think its highly unlikely they will let you take it over when your only income is JSA but its worth asking both ways and then if they say no to both, you need to think about selling it but make an agreement who pays what while its for sale.
2 get to CAB or local authority welfare rights service for a benefit check.
3 Get in touch with a member of the http://www.familymediationcouncil.org.uk/
and think about mediation as a way of reaching a settlement with your ex on who gets what and what happens to the house. If you qualify for legal aid (and you should qualify) it should be free for you.The Cabbage
