Letting agents want money to keep our bond protected

    Even under a periodic tenancy, if you haven't had a rent increase for a year, they could serve a section 13 notice and increase your rent.

    why not simply ask your agent to transfer your deposit to the Deposit Protection Service which is still free.. then neither of you get charged anything.....

    Rents have dropped in my area and this has been reflected in lower LHA rates now paid.

    Just to back up the general chorus here:

    You don't have to pay, even if they ask you to.

    If you don't pay, they can fail to keep your deposit protected, but then they become liable for a 3x deposit claim from you, so there is no reason why they would not do this. In fact, when I say 'they' I mean the LL, NOT the agent - in reality the agent is nothing more than a 'window' to the LL; you have no legal relationship to the agent.

    If the deposit is not protected, you cannot be evicted through the normal section 21 method.

    And I suspect all this is going on without the knowledge or consent of the LL, who almost invariably would cough up £15 himself to avoid a massive penalty and losing a paying tenant.

    The agents are simply trying to raise money for their own pockets and using pseudo-legal intimidation to get people to pay. A good number of tenants will have no idea they are talking BS.

    If it were me, I would tell them that you are not paying, and that if they hassle you about it any more you will contact the landlord direct to complain that they are threatening his ongoing tenancy for the sake of £15.

    You are insufficiently cynical. LL has probably coughed up £30 for this already.
