selling privately on rightmove etc

Options
I have a friend that wants to sell his home privately. I recall a little while ago that although the likes of rightmove, findaproperty, primelocation deal with agents, there were some agents or more specifically websites for private sellers that also give a listing on one or more of the big three.

can anyone jog my memory please?

Online estate agents. I can't think of a website for private sellers - they have to be an agent as they have to take responsibilty for conforming to the PMA - RM won't take that responsibilty themselves.

Your friend must harbour a different definition of 'privately' to the rest of us.

To my mind, a 'private' sale is one where it happens off-market - i.e. no advertising, no promotion, and the sale is agreed between buyer and seller without the general public knowing about it.

How 'private' is an advert on Rightmove?

Remember that if any marketing happens at all your friend will still need a HIP

That wouldn't be my definition. I've always considered a private house sale one that does not use an estate agency, with the seller doing the advertising and promotion independently.

thanks, but customarily a private sale is one without a traditional agent. I guess an "off market" sale is just that, "off market"

There is a list of private house selling websites that will get your advert onto RM about half way down this page: http://hubpages.com/hub/List-of-Sell-Your-Own-House-Websites
There are seven on there to try/check out.

We have just been bitten by an online agent called jane earl. They did list us on rightmove, but when we asked them to add a few pictures, they wanted us to pay a 3rd of their original fees again. So we simply asked them to remove a picture from rightmove and they wanted £25 for that. They kept saying that once an advert is approved, they wanted money to add anything to the advert.

They also promised an advert on globrix. Our advert did appear, but without any pictures. Upon inquiring, we were told that they could not add manually to globrix as it was a spider website and picked up new properties from online agent's automatically. All in all, we spent £250 for a service that seemed like a drag in the end.

If you list with an online agent, make sure you are clear on their terms and conditions prior to paying them any upfront fees.

We have just gone ahead with a local EA today and are happy with that move. They are ready to change pictures, change the advert as many times as we want. Newspaper adverts, for sale board are all thumbs up.

I would also avoid an online agent if you are selling in a buyers market where there is loads of choice around your area.
