Leaving rented accomodation to buy a house

Hopefully someone can give me some advice on this. I have come to the end of a 12 month tennancy agreement in my current flat and am now on a rolling contract.

I have been sent a letter and another contract to sign that is upping my rent slightly and gives me the standard break clause after 6 months and, then another at the end of the new 12 month term( 2 months notice to be given)

I am currently searching for a house and although still at an early stage I would like to get moving fairly soon.

For this reason, mainly I'm not happy with the break clauses and wondered if I should ask my letting agent for a break clause in case of buying a house. Is this something that even exists and will it spook the letting agent/land lord if I ask for this? Alternatively I could not sign the contract - do you think this is a possibility and I can just stay on the rolling contract?

Any advice welcomed!

    How about just staying on the rolling contract ? Have you approached them about the possibility?

    do you think you will find a house in 6 months?
    If yes write to the agent declining the new contract stating you want a rolling tenancy where by you can give 1 months notice ( from a rent date) to quit.
    You may then be served a section 21 , if not already served, and the agent /Landlord can give you 2 months to quit.

    it is a question of how long you want the security of the tenancy to last, 2 months or 6 months.
    Its up to you.

    I would hope to be able to find a house in that time but I suspect it may take a while to sort everything out and perhaps a 6 month contract will give some security and take some stress off the buying process but if I find a house in amonth I will be kicking myself - the slight complication is that the wording of the contract suggests there is a break possibility after 6 months, and then at 12 - not any time between 6 and 12 months.

    Do you think they might be open to inserting a break clause every three months if I sign with the slight rent hike??
