Solicitors requesting more moeny for typo error

I purchased a property and exchanged last year Aug. Just today i received a letter from the solicitors asking me to pay £114 more for a typo error.

This is the letter i received:

From the online progress report it states that the Land registration application was sent on the 27/08/2009.
I can't understand why its taking so long. The solicitors are not the best of the bunch, it never easy to get in contact with them and from start to exchange it took almost 5 months without any explanation!

I don't mind paying the money, its just that they seem a bit doggy and how could i know if this is a genuine error?

    I have no knowledge of this but it seems they are saying that this is a fee to be paid before the documents can be lodged. So essentially they are doing it for you otherwise you'd have to pay the fee and do it yourself (and possibly make mistakes what with not being as knowledgeable about relevant laws). They don't seem to be saying they messed up in the bill for their services but accidentally omitted the fee someone else is charging.

    I find it somewhat ironic that there is yet another typo in their letter to you "unfortunately there was a typo errror on teh ..."

    They seem pretty inept.

    So i guess i will just have to pay up otherwise i might have problems accessing my deeds. Its strange how i've never heard or been quoted for this type of fee before.

    haha yeh i noticed that too. This letter was a email to begin with but they got my email address completely wrong so they had to post it instead

    I think that's what they might be trying to say. They accidentally omitted the fee in your original bill. Which would explain why you'd not heard of it before. Again, I'm no legal expert, just trying to interpret what the letter seems to be saying. :D

    online case updating means a law firm (probably no solicitors) who dont want to talk to you and refer you elsewhere...you wdid you go cheap with your choice of lawyer...and so they cut corners and did not give you attentive service..

    what they are asking makes no sense. Register a Deed of Covenant....what for...what did it say? Ask them to clarify what the documents did and then post again so we can comment further

    Ok, so after almost 2 months I received a letter today in response to the email I sent on the 28 April requesting for more information on why I owe this money.

    I can’t believe it’s taken this long for a response; anyways here is what they sent me:

    I have attached a copy of an Internal memorandum, which I received with a cover letter.

    On a previous property purchase I don’t remember paying this type of fee. But this property is slightly different as the deeds include green belt payment rules, maybe this has something to do with it? Looks like I may need to pay up after all.

    Bah. I'm paying top dollar for my solicitor and its easier to talk to the Matta Hari than to them.

    So, have they explained what this charge is for and why you should pay it in their covering letter? Does this internal memorandum contain instructions to someone to arrange something? I know when I worked in commercial property management payments were sometimes made on behalf of clients for services (Land Reg, stuff like that) for which formal invoices were not issued, and therefore copy invoices could not be supplied to the client. Often some form of internal memo was used as back-up documentation instead

    I have had a look at this file and we still require the certificate of consent before we can register our client's ownership at HMLR.

    I have located the signed Deed of Covenant which I attach to this memo. We need to serve notice on this file and send with it the signed deed of covenant and a copy of the TR1.

    I have passed the file because we need a payment of £114.01p from the client in respect of the landlord's fees.

    We have £51.99 in client account and we need to pay out the following

    - Deed of covenant £54.00
    - Notice of transfer fee £54.00
    - Certificate of compliance fee £54.00
    - OS1 fee £4.00 this will need to be renewed on the 27th April

    Please can you obtain a payment from the client so we can deal with the above.
