Hi
My partner has a house on her name which i rented out last year. I deal with tenants and other stuff related to the house etc and I show/act myself as a landlord.
I am asking this question now after one year is because the council rang me saying they havent received the coucil tax and therefore asking me to fax them a copy of the tenancy agreement to check my tenants still live there and that he responsible for the tax etc...
My question is I have put my partner name as a landlord on the tenancy agreement but I have previously contacted the coucils for minor issues and they asked me "are you the landlord and i have said yes". so if i fax them the tenancy agreement with my wife name as landlord than they will question me that you arent landlord or you lied to us etc.
Any help or advice much apprecaited....

I think you're probably over-worrying! I wouldn't have thought they would even notice, if they do just get your partner to ring up and give them permission to deal with you.Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0

If I type a letter and signed by my partner saying that she has authorised me to act as landlord will that make any difference.0

That will probably be fine. Seriously I doubt they will even notice!Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0

Stop worrying, it doesn't matter. Just let the council know the tenants are still living there and send them a copy of the agreement. If the tenants had moved out, then it'd be your bill to pay; they are living there so it is their bill ... and for some odd reason the council are asking you if they live there or not. So tell them.0

You are overworrying but for future reference you are actually your wife's agent. Councils usually have no problems dealing with agents.0

Council are asking because if the Ts have vacated then the tax liability falls to the LL.0 -
The tenants hasnt moved out he still lives there...but he has given someone else name to the council that only Mr ABC lives in the property and becoz Mr ABC is a student so he can avoid paying council tax...he didnt show himslef that he is living in the properyt too...
Council rang me to ask when Mr ABC moved in and vacated and I said i dont know Mr ABC my tenant is Mr XYZ and he still lives there..so thats why council asked me to fax them my tenancy agreent which has Mr XYZ as tenant...
Thank you again for your kind advice and comments...0
