Hello everyone!
Just a quick question regarding a house we have just had an offer accepted on...
Basically the house has been vacant for a few months and before we move in we would like to have a gas man and electrician check the gas and electric. What I am trying to find out is roughly how much this is likely to cost for each of these. We are in the york area
We are having a survey done this week through our mortgage lender (halifax) is it likely these will be checked on this? (sorry if thats a daft q, we are first time buyers and therefore new to all this
)
Many thanks in advance
Jack

Why do you need the gas checking? If it isn't leaking, then the only issues can be with servicing of appliances. If you can't establish that the boiler/gas fire have been serviced in the last 12m, get it done once you move in.
With the electrics, a visual inspection of the CU area should give an idea of how old the installation is. Then you can consider upgrading if it is justified. If the wiring is more than a few years old then it won't meet the current standards, but that does not mean it is unsafe. Obviously if you find an ancient cartridge fuse box and rubber sheathed wiring then it is likely that a complete rewire is due.
No homebuyer's survey will inspect or test either of these services as they are not qualified to do so.No free lunch, and no free laptop0 -
Thanks for the reply, I think what I will do is go and view it again and determine the age of the wiring. Just dont want to buy it just to find out it needs re wireing
