house listed last night and had 2 viewers today!

Hi there

just so happy house was put on the website yesterday and we had 2 viewings tonight. one person was very cold but she knew the area and the houses and was just in for a nosey. hopefully we will sell above our asking price.

although on the downside we have been putting offers in on houses we like and keep getting outbid. we viewed a house that had no offers and had been on the market for over a month which is very long for where we live as houses sell in 2 - 3 weeks. but we put an offer of £162000 in on this house that was on the market at £160000 then magically within two hours and offer from someone else of £165000 we went to £166000 half an hour later house at £168000 we said no thank you. very suspicious considering no interest until we bid.

    Re your bidding - I think its likely that your estate agents is playing games with you. Do yourself a favour, get a mate to go see it and put an offer in and see if the same is done to them. Then get them to pull it.

    Either that or tell the estate agents you are not prepared to bid on the property, and that your offer is final.

    i think you are spot on because we bid on another property in the same area and it was being sold by the same estate agent. it was on at £165000 we bid £160000 in the morning at 9am by 12noon misteriously there was a bid of £161000 that was a couple of days ago and then at lunchtime today we bid £162000 and havent heard anything although we do expect the same thing to happen.

    is it the estate agent pushing the price up or are the people selling the house getting friends to bid on the house?

    either way. very fishy

    the pitty is that we really want a house in this area and they are the agent that sells the most property in the area. so we cant even go to another agent.

    It certainly sounds like that is the tactic that this particular agent likes to use. Once, maybe. Twice? Extremely doubtful. I've only come across 'competition' when the house needs work AND is new to the market.

    If you make an appointment to view the property again outside opening hours, this will allow you to meet the vendor without the agent being there. It certainly sounds like it would be in your interest to try and thrash out a deal with the vendor directly, or at least establish whether there is another bidder in order to catch the agent out.
