Landlords, When do you take 1st payment

Really silly question here for some. I am currently looking for a house and will have deposit and 1st months rent ready for 1st June. My problem/question is when do you guys want money deposit etc, right away or the day I move and get keys.

At the point the agreement is reached/contract signed.
If you were moving in on June 1st, I wouldn't hold the place till then without some payment/a contract. You might change your mind and I'd be left with an empty property in June.0 -
I have always paid the 'security deposit' (plus stupid fee's if through a LA) at the initial reservation, then the first months rent has been required before receiving the keys.0

So, it is ok to hand over deposit (make sure you get receipt etc) and then on the day of the move say/when receiving your keys hand over the first months rent.

No - not unless its cash. Both deposit and first month's rent has to be paid and cleared before the key is handed over - few landlords will be happy with a cheque handed over on the day of moving in in case it bounces...0
