2 Storey Extension: Rough cost?

I have just been through this process back in January and I am in the Northampton area. I was looking for a two story 8 meter squared extension so a lot smaller than yours and the estimates were around the £20K to £22K mark. Although I thought they were low. Have since decided I want to go bigger which means I can't afford it this year so on hold for now.

My guess for a simple two story 40 meter square would be in the region of £60 as you have economy of scale on your side. Start adding wet rooms or other complications and the cost will climb.

I would suggest getting a good architecture to guide you through the process and make the most of your upgrade.

By the way what is your budget?

I don't think there is any way I can afford for the full 40m sq double extention so I think I may have to consider going for a 5m x 4m (20m sq) instead.


Am I looking at about 40k?

We are in a different area but in our area we had terrible problems getting planning permission for quite a large extension, we had to start again in the end and got planning permission but it definitely wasn't what we wanted. I think they said that an extension could only be upto a third of the size of the existing building. We thought then that we would pull down and start again but they said a new build would have to be even smaller than the existing plus extension. lol We couldn't win! We've got a very large garden with no near neighbours too.

Why don't you first check out the max area you can have under the planning regs before you start trying to cost it up? What the regs allowed your neighbours to do some years ago is simply not relevant-it will be decided based on the current regulations. Local precedent is not a factor.

Our extension is just about done. It cost £42000 for the shell (including vat), £8100 for the kitchen, £5000 for the bathroom, so just over £57000 altogether. This was for a 2 story 8x3m extension in the North East.
