checking boiler is ok before exchange?

    Thanks Jorgan. Have checked individual heaters work. Just wanted to check I wasn't being dense and missing something else . I think like the OP my solicitor is just covering herself.

    According to Transco I am only sat here now because we had a broken open cat flap in the front door, the boiler was downstairs in the hall and I don't leave the heating on overnight.     The trouble with British Gas & Transco is that they keep changing the goal posts. A boiler fitted a few years ago will often nowdays be given an unsafe warning because of new regulations they keep bringing out. This doesn't necessarily mean it was a botched job, just that at the time the regulations were a little different to what they are now.

    My 2 year old boiler, serviced since install by British Gas was given a warning notice because of a change in their installation terms. :confused:
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    I used to work for a medium sized mechanical and electrical firm. Our engineers said that on a boiler service they check to see if it fits the guidelines of the week from British Gas, check for carbon monoxide emissions, they then have a wipe round to get the dust off, and if it is working you don't touch anything else.

    Get yourself a carbon monoxide alarm, or even some of the cheap stick on testers. Make sure that there is external ventilation wherever the boiler is - cheap enough to put in to be on the safe side. At four years old it really shouldn't be an issue. Your solicitor is just covering her back.

    If you consider by law landlords have to have gas tests every 12 months, then even if the boiler is pretty new its worth paying to get it checked just for your own peace of mind.
