House Improvement Works - Advice Please

My girlfriend and I have just had an offer accepted on a house with the survey booked for next week and everything going the right way. We believe we got a good deal on the property although it does need a fair bit of modernisation. We also want to knock some walls down and block others in etc and need some advice in regards to costs from those people with experience.

The works we wish to carry out are as follows:

1) Knock the wall down between the kitchen/dining room.
2) Block in the wall between living room/dining room placing French doors as a divider.
3) There is a chimney breast in the dining room/2nd bedroom so we are looking into knock that down too to create more space.

With those works in mind, what kind of costs do you believe we are looking at?

    no one on any forum can tell you how much things will cost... you need to get a builder round - firstly to ascertain that you are not considering demolishing load-bearing walls and secondly that your demolition of chimney breasts complies with building regs.....

    i hope you are getting a structural survey done.. as any house that needs modernisation will bound to have hidden faults.....

    Thanks for your advice. I'm just looking for a ball park figure from someone who has had similar works done before.

    no one here can give you even that... because no one here knows if they are load bearing walls.. this makes a huge difference to the cost

    the kitchen dining room wall looks almost certainly as if it is a load-bearer as it has the same foot print as upstairs room-layout... this means the insertion of steel girders to provide adequate support for the upstairs....

    a builder really is the only answer

    Agree with Clutton that you need to find out if these are load bearing walls and whether you need building regs approval. The cost of building work varies hugely around the country, another reason why we cannot give you a ballpark figure.
