BUYING - Survey Problems

We are in the prcess of buying a house. We offered the full asking price of £170,000 for the property.
The house is probate and a seemed a very good buy. Reflected in the fact it had 3 other offers on it all in the first week it went on sale. I have been looking for a house for a couple of years within a very small area so I know the prices locally.
Anyway we have had the survey done and it come back that thre might be subsidence so we had to get an engineers report. That has come back that it is not subsidence but caviety wall tie problems and stapping needed to the gable end and roof. Basically it seems to be about £10,000 of work.
Both the survey and report said that the property is only of the value £170000 if it is made structually stable. BUT the mortgage company did a valuation saying the there seemed to be no significant problems and the house is worth 170,000.
We think the seller should either do the repairs (unlikely as they dont even live there) or reduce the price to cover the costs. We have not yet brought this up with the estate agent as we are expecting 'trouble'. They have already made it clear they think we were 'odd; having the full structual survey when the valuation did not highlight any cracking.
Sorry this is getting a bit long!!
So basically we want advice how do we approach this - do we go to the estate agent with the Engineers report or should we ask the solicitor to sort it out???
All advice appreciated.
