Even 4 months might be enough, as the 2 month arrears point will be at the 6 month0

Can't your OH get an overdraft or 0% credit card to pay six months rent up front? You can then work to pay that off ASAP.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0

Is there nothing available with your current LA? They know your history and hopefully it will be easier to get a larger property through them.:jProud mummy to a beautiful baby girl born 22/12/11 :j0

This is fessable, we have plenty of surplus income so paying it back would be quick and easy but very cautious about either of taking on further credit so will use it as a last resort! I am calling the LA to plead with them and sending over Bank Statements and Payslips. Fingers crossed they will accept these as well and the references.
PasturesNew - Thanks for putting a smile on my face. OH would indeed be very happy:rotfl:2013 wins: Persil Bunny0 -

Just to be clear the problem here is that you are too great a risk for the LL's insurance. This presumably means that the LL is unable or unwilling to carry the risk of 6 months with a non paying T so they reinsure this risk. This means that pleading and sending bank statements is unlikely to work as these insurance policies tend to rely on the insurers risk scoring which is usually fairly inflexible. You failed the scoring so either: you need a guarantor who passes or the LL risks renting to you without insurance. That is why 6 months rent up front could work as then the LL does not need the insurance - all risks will have been passed to you as the T.
I hope this helps clarify the situation.0 -
My OH has secured the tenancy, all done and notice handed in on our current place! His best friend has gone on guarantor!! Once my credit rating is back up to scratch I'll go on the tenancy so he will no longer be liable. :j time to embark on a new chapter in my life!!2013 wins: Persil Bunny0
