    I would say don't get too attached to one property and look at it objectively. If it is too much, or more than you want to pay, then just walk away and forget about it.

Stop worrying about what it sold for in the past and decide what you think it is worth to you today. Then make a final offer and see what happens.

    House prices have gone up in the last 12 months quite alot. I had mine valued this time last year, at £275K and have just sold it at £297K, all have done in that time is wall paper a room and decorate a bedroom.
