considering renting place out, what do i need?

Other than permission from my mortgage lender, what else do i legally require before I rent out my maisonette? i'm guessing gas safety cert, and some sort of electrical regs check?

Join a landlords association. NLA are good in my experience and the joining fee is tax deductable, and/or take a look at landlordzone.co.uk:jProud mummy to a beautiful baby girl born 22/12/11 :j0

off the top of my head.
-gas certificate if applicable
-appliance certifications(but this maybe optional I believe)
-all furniture is fire complaint
-smoke detector regulation
-lot of people recommend that you check your building insurance covers tenants
how are you advertising? EA should give you all this information before you fill in agreement.
don't forget to save all receipts and cost related to the rental as they can be deducted0
