Sash window refurbishment quote

How does this sound? I'd appreciate your opinions.

Not all windows are the same size but the majority are 1m x 1.4m

    How many sashes in each room?.Are the sashes one single piece of glass ? or devided into 4,6,8?? .If the glass site line is below 800mm from the floor you will need toughend glass..This can make quite a bit of difference on glass price..What exactly is the "Sash removal system"? What exactly are the repairs to the sashes?. Replacing cills is pretty straight forward, but are they repairing sashes by splicing repairs to the stiles,bottom rails etc?
  • Thanks for the reply, I'll try and answer some of those questions.
    How many sashes in each room?

    The breakdown is given above i.e. 3 in the lounge, 3 in the master bedroom etc.
    Are the sashes one single piece of glass ? or devided into 4,6,8??
    They are divided into 4 apart from one which I presume has had repairs in the past and the lower sash has had a sash bar removed and is now a single pane instead of the original two.
    If the glass site line is below 800mm from the floor you will need toughend glass
    Floor to the base of the window sill is at a minimum 800mm in all cases.
    What exactly is the "Sash removal system"?
    The parting bead is in two parts and the brush part clips loose for painting. I think there are grabbers for the cords as well instead of being nailed to the sashes. Removal procedure is remove staff beads pull out bottom sash and disconnect cords, clip off half of parting bead remove top sash and disconnect cords.
    What exactly are the repairs to the sashes?

    Stripping back, reglazing with thicker glass, priming. Some of the meeting rails on the top sashes are badly bowed.
    Replacing cills is pretty straight forward, but are they repairing sashes by splicing repairs to the stiles,bottom rails etc?

    I guess the stiles are the vertical parts of the frame at either side? If that's the case the person giving the quote explained that if the cill needed replacing then usually the damp has penetrated the bottom part of the stiles and they are also repaired. I think through splicing in like you say rather than replacing the whole stile.

    From the spec you have posted I would say its about right.My big concern though is that you are spending a lot of money re-glazing and repairing sashes whcih from my experience is a waste of money in the long run.If your planning of moving in a few years then that fine but if you intend staying longer term IMO your making a maistake.

    When sashes are splice repaird where you have the joint (existing stile meeting new repair) the joint will always crack because you have 2 different pieces of timber with different moisture contents and will expand and contract at different rates.The paint will crack and the joint will rot within 3-5 yrs(even if both sides of the joint are primed 1st).

    If your going to the extent of re-glazing and repairing why not go a bit further and replace the sashes?(as long as the boxframes are sound). Yes It will cost more but they will last longer.......

    The price you have been quoted isn't cheap but its not a rip off either......
  • Way to expensive overall - seriously too high.

    It's ok individually, but any firm will give a massive discount for such a lot of work.

    5k is much more reasonable, given the above details!
  • Agree entirely with leveller too, he knows what he's talking about.

    May be worthwhile to consider replacement, far more cost effective long term.
