Victorian side return extension...

Have been considering an extension in the side return of our standard Victorian terrace.

Been looking on the net and some of the costs quoted from "specialist" companies seem crazy!!

Its not a big area....say 1.5m width x 6m length, requiring pitched roof with velux windows and naturally a couplpe RSJ's to replace knocked down structural walls....I was thinking more along the lines of 10k (building work), with naturally cost of replacement kitchen on top along with necessary plans and approvals.

Has anyone had a side return extension done? What were your experiences? Costs?

    I have submitted plans and been granted permission for just this job around the same size as your self. I was told around 10-15k am going to project manage it my self to cut it down significtly. So far spent approx 500/600 on artictict and fees for planners.

    10k is about the right average price for that work. 15k max.
    suppose in london they are probably quoting daft prices? 30/50k?

    Grz.26, would be great to see your plans if you didn't mind? What roof construction are you going for? What plans have you got for the new end wall; bifolds or french doors etc?

    I believe the plans are still on the planning portal. I shall PM you are give you details. I have plans for French doors but I live in conservation area and may opt for a stable door kinda thing to keep with settings. Having glass roof most probably velux and pitched. There is a downstairs toilet there at the moment which I plan to get rid of and make the kitchen bigger.

    £10k sounds very cheap for something like that. I paid £8k (inc VAT) for an extension only a little more than half that size, with access through an existing door, so no structural support/demolition to be done. I had seven quotes, all of which were within a few hundred pounds of each other, so I'm pretty sure that was the going rate for the job.
  • I had a side return extension done in Brighton 2 years ago which cost c£12k for building works. Most of the time effort went in digging foundations, inserting the steel so it was hidden and getting the plumbing sorted. Opted for a fully glazed roof as it was north facing and for sliding folding doors at the garden end of the extension. I project managed it although saying that it was pretty straight forward, the main bit of PMing being, making sure the guy turned up to fit the roof came after they'd put the walls up but before they'd plastered.

    Really great addition to the house and would recommend it to anyone.

    Hi all first post alert :D,
    Am in the process of buying an edwardian semi, and considering getting a side return extension done, to basically open up the kitchen and dining room into one large multi-purpose room. Size wise it would be approx 1.7m width x 4m length with a couple of velux windows and small french doors opening onto the garden, I also need to factor in a couple of RSJ's (and probably loads more :o)

    I appreciate that there are loads of factors with prices etc, but for those that had them done can you please tell me roughly what the final costing was including all building and plumbing etc but not actual kitchen units. I am in W Sussex if that makes any difference so am pleased that I won't be paying London figures!!

    Hey there. I have been really slow in getting myself together with my extension, but I have booked February off and I have already broken up the oversite. And need to bring down the old lean to. I am going to dig the foundations my self with alittle help from my friends.
