Removing stain from pebbledash.

Hi,
My house is a 1940 ish pebbledash type and I have pretty bad black staining underneath the eaves and around the windows and doors. On close inspection you can see it is a thin black crust on the stones. It doesnt come off with Jet wash, nor with patio cleaner, nor by scrubbing with a wire brush (which removed too many pebbles for my liking!). Im not sure whether its oxidation, traffic muck or something else. The neighbours houses dont have it but most have been reclad by the council (I own my house). Im pretty sure its not mould because youi cant even scratch it off with your nail. I read up that hydrochloric acid might bring it off but im concerned it might bring either whole pebbledash down or dissolve the concrete holding the pebbles on. Can anyone recommend anything, its so depressing having the muckiest house on the street seeing as its spotless inside. I want to put it for sale later this year but feel i cant given its current condition. I cant afford to pay someone to repebble and would have to paint myself, probably one heck of a task for me. Can anyone advise and take the weight off my shoulders?

I painted over mine last year and yes it is a big task i applied 3 coats.0
