Question re private sale after ditching Estate Agency?

We ditched ou EA after being harassed and threatened by them to sell for less than we wanted, now a buyer has approached us privately, they previously made an offer through the EA, but it was actually our next door neighbour who ' introduced' them to the property ( they had been out to see the outside before contacting the EA) If we sell to them where do we stand with the EA's commission fees? will they still try to claim a fee?

Do you mean the neighbour told them to come and look at the outside, or that they were looking at the outside when the neighbour spoke to them?
Was there an EA board ?
The EA will argue that it attracted the viewer - or prompted the neighbour to tell the buyer.
Had it been on Rightmove or in the local paper ?
The EA will argue they saw it in one of those.
Having already had an offer through the EA, you are going to stuggle, I think.0 -
Yes there was a board , no there was no paper advertising and yes my neighbour works beside the potential buyer and told him our house was for sale so they came up specifically to see the house when we weren't in and only then went through the EA!0

The EA is employed by you and should follow your wishes or terminate the agreement.
In what way did they harrass or threaten you?
If you sell to someone first introduced by the EA, regardless of your neighbour's involvement, the EA is entitled to a fee and will probably sue you and almost certainly win if you avoid paying.
There are time limits on this and you should get legal advice about that.
Did the EA have sole selling rights? Check the agreement.0
