our landlord (crown property) wants to sell and after 12 years of living here we would love to buy but am unsure how to get a mortgage as credit rating not good due to family problems recently. what are our chances of getting mortgage?

Hi Rushcot, if you could post some more details there will be plenty of people on here willing to help.
What is the purchase price of the property? Do you have a deposit? What are the extent of your credit problems (if you do not want to post that one publicly I understand, PM me and I will answer on here). What is the joint income of those that will be party to a mortgage? are you employed or self employed......
Has your landlord given you plenty of notice? This happened to me many years ago, my landlord sold my house when I was a single mum to be, on maternity leave and I couldnt afford to get a mortgage. Had to move out when baby was a fortnight old - alone!I am a Mortgage Adviser

i am certain that mortgage mama will give you excellent advice, but, may i suggest talking to 2/3 different mortgage brokers, you may well get different ideas. If your vendor uses an estate agent, i would not alway recomend their mortgage brokers, as they do have a vested interest in selling you a product.0
