12 week contract

I am locked in my contract with my estate agents for 12 weeks and it is up on the 16th august , What options are open to me after that date as my agents have only shown 3 couples around my house in all that 12 weeks.
All the other estate agents around here are open 7 days a week and would like to change..
Anyone ???

What does the contract say about termination?ISO0

It says
" Should our instruction be terminated by you and you subsequently exchange contracts within a period of 12 mths to a purchaser previously introduced by us during the time of our appointment then our commission at a rate shown above will be made payable in full."

Then you can terminate the contract, make sure it's in writing, and if I were you I'd get the agent to supply a full list of the people he's shown round and a list of the people he's sent the details to (names, addresses and dates for viewings and mailings). That way there's no room for funny business further down the line. Then you can move to another agent and start again. Good luck.ISO0
