Can we p/ex?

We're looking to sell our house as the costs of travelling back and forward to work are crippling us, also we are expecting out 2nd child in October. Having looked at what houses are going for in our area, it doesn't seem likely we will be able to cover the mortgage if we can sell.
Does anyone know if we could p/ex with a new build development, if our property is only worth say £75k (mortgage is £80k) and a new build house is say £149k?
