Viewing a house tomorrow

Going to view a house in Harrow at 305k, excellent location and seller is emigrating. The Ea will not be there so I can have a good chat with the owner. If I like the house, I will offer 300k. Twice before when I have chit chat with the seller, they have tod me the price they will accept but I should not mention it to the EA.She has no chains and neither do I as I am buying for adult children. Any advice how to go about it since she is emigrating we might be interested to buy some of her stuffs if she is selling as we have to buy everything if we bought the house. I think I am in a good position as I am a cash buyer but will have to see. Thanks

Have a look at what others have sold in the road that are similar to get the prices? It may be your first offer can be alot lower than £300k if she is emigrating and you are a cash buyer!!! Just ask her if she is going to be selling anything in the house and say that you might be interested in some of it too.
It is best to be honest and have a good chit chat,but not to sound too keen on the first viewing unless it is the house of your dreams of course.We have just bought the house of our dreams and managed to get it for £18k less than the asking price !!!!0
