Rough estimate for building a garage?

    That'd be great! I'll keep that in mind as I start to get the plans together! I was checking on the planning office website yesterday, and from the looks of it I will have a fee of around £230? does that sound about right? As I said the garage will be in place of the original timber garage, is approx 20m from the house sitting on the boundary line, and will be below 4m height with pitched roof??

    Do you need planning permission ?

    You say it'll be around 20m from the house on the boudary, can you not move it in from the boundary and get it without planning as per the link in the guide above?
  • I live in a mid terrace, and with the shape of my garden being so long and thin, and the position of the garage being at one end, I have no other option other than to place it along the boundaries with next door neighbours gardens.

    Also if I was to bring it back from the lane which runs along the rear of the houses, I would just be making my garden smaller and losing the space?

    From reading your links, am I right in saying that I only need p.p. if "any part of the extension is more than 4 metres high and is within 3 metres of the boundary of your property"?

    Does this mean that if it is below 4m high, no p.p. is needed even if it is on boundary? The regulations are so confusing, and contradicting!

    No, you would have to be both under 4m & a min 3m of all boundaries.
    i.e. a 10m wide garden with a 4m wide garage 3m of either side boundary and stepped back 3m from the end of the garden if you know what i mean.
