Building Regulations and Planning Help

Hi all,

Ive recently purchased a house with planning permission. The design is not quite how I want it internally which is not a problem to the planning department, but I want to amend the dimensions and bring a wall out 1 metre further than was agreed by the planning department. Obviously I have to reapply. The plans that I was given by my solicitor dont have any details of who has drawn them up and after ringing the council, they were submitted directly by the house owner and not througha third party.

Ive contacted someone to see if they would amend the plans for me, but he said he can only amend ones that he has drawn up. The charge for this being £450 + VAT. It just seems extortionate when all it is moving one wall on the plan.

I have drawn up my own interpretation of these plans and Ive not done a bad job even though I say so myself. I have looked at ones submitted through the council already and Im quite shocked by the lack of detail on them, so I think mine will be ok.

The only thing is, the Building Regulations side of things. Anyone know any good resources online with the new regulations on which I believe changed in April this year?

My husband is in the building trade so is quite knowledgable, but its laying the information out in the right format etc that I will struggle with.

You can download all the approved docs from http://www.planningportal.gov.uk/england/professionals/en/1115314110382.html . Approved docs are not building regs, they tell you how to comply with building regs. Your husband will be familiar with these.
