under valued property

I was planning on selling my house expected value £180000 had home report done giving a value of£155000,cant sell at that price! the house along road looks the same mine is bigger, no major faults on either, mine 99m2 the other 81m2,the smaller one home report value £165000 asking £170000, how can that be and can i do anything. spoke to EA who tried to get surveyer to up his value, said up it to £160000,no good to me! surely this cant be right i am on a downer, any advice.

Hi RedLynne,
As an Estate Agent working in Scotland I'd advise checking the credibility of the firm who carried out both your Home Report and the smaller property down the road from you.
I only use large well known surveyors for my Home Reports as they give accurate and realistic valuations.
Check how long the other property has been on the market, if it is more than 12 weeks it is likely the asking price is unrealistic.
