Should I have heard something

Hi Everyone

I am currently selling a house which I inherited. I accepted an offer £5000 below asking price as they said they could complete in 4 weeks. 5 weeks on and survey was only done on Tuesday. EA said that once survey was done it would only take 2 weeks. Should I have heard how the survey went by now or is it no news is good news?

    IMO it is best practice to be chasing your solicitor and your estate agent on a weekly basis right from the start. You now have the choice of whether to keep waiting or risk an ultimatum of complete within x number of days or house put back on the market.

    I would state that they said they could complete within four weeks, now five weeks has elapsed they have one week before you put the property back on the market, a 50% increase on their promised deadline. I don't think that is that realistic if they have not had a firm mortgage offer, but it may panic your buyers into counter offering two weeks.

    When I bought this flat (cash buyer, empty show flat) it took ONE YEAR due to the other party's solicitor losing the long lease in an office move!! In the end the developer gave ME one week to complete, which we did manage tho it was very stressful. However my solicitors were all ready to go as I had chased in the early stages, are yours?

  • God I hope it doesn't take 1 year to complete! Thanks for your advice, luckily I'm off work tomorrow afternoon so I think I'll be spending the afternoon chasing up the solicitors and Estate agents
