Building regs, not sure what is required

Hi,

We've had planning permission approved last year for a single storey extension above our garage. We paid an architect friend to do the plans for this.

He's now also doing the building regs drawings as we'll start the work soon. However, I'm a bit concerned that he isn't actually visiting out property for this. He visited it last year, in order to put together the planning permission plans, but that was about 6 months ago and he's not needed to come back since then, so not really sure how much he could possibly remember other than what he has on the planning permission plans he drew.

I've been trying to read up as to what precisely is required in the building regs plans, but am struggling to find specfics - despite having read all the offiicial building regs booklets etc. I somehow thought the building regs drawings were more detailed than the planning permission ones, and imagined they would include things like positioning of power sockets, light switches etc?

We've tried to politely suggest that he drops by when he has chance, but no joy. So I guess what we want to check is, is it reasonable for him to complete the building regs without visiting? Perhaps we're worrying over nothing and this is normal practice, but if it IS important he comes on-site, I don't want to fall into the trap of not saying anything, simply because he's a friend of the family that we don't want to upset.

    He probably does not need to visit to do the BR dwgs.

    He has to add detail to the dwgs but this all comes from his knowledge or research.

    So for the walls he will say this brick with that cavity and insulation fitted to this British Standard, with this inner skin of these blocks.

    Sockets will say fitted as required by disability discrimination act (ie half way up the wall)

    Roof joists of this thickness etc.

    What MX5huggy said. There is no need to visit - building regs are the same in any new extenion - and he has the drawings. We've never had plans drawn up - most builders know exactly what they're doing and even if you're doing it yourself and don't,once you've paid for Building Notice, then Building Control Officers are happy to impart their knowledge.

    He's not going to spec the positioning of your sockets for you.
