    Thanks again. Very grateful. It's not to say that all houses just have asbestos in the roof, but it gives some peace of mind.

    Well, I've lived here since 1990 and have suffered no ill-effects from the tiles. Several properties round about still have them. Our roof only started to cause problems in 2005 when the nails holding the tiles started to give way and, looking up through the loft, you could see daylight. We had the roof replaced that summer.

    Asbestosis takes 15-30 years to take effect, but it is caused by exposure to asbestos for long periods of time. Not sure how much dust you would have to inhale?

    WORTH READING .......THE ABOVE.....

    There are different types of Asbestos .The worse ones are Blue and Brown,which were mainly used for pipe lagging in Schools ,Hospitals ,local government buildings and in the ship building industry.The technique used to fit it was similar to that used in Hospitals when plastering a broken bone.The pipe /bone was wrapped in wet bandages which sets hard when dry.It is not dangerous all the time its a solid state.If disturbed and and broken into dust form it is very dangerous.

    Now when it comes to roofing products whether its cladding,tiles ,soffits and Fascias these were made from White Asbestos which is NOT the same as Blue and Brown.
    White Asbestos in its natural state comes from the same Rock as Talcum powder.

    I would go on to say almost everything ,if reduced to a dust or particle is dangerous, be it Flour used for making bread to Custard powder and White Asbestos is no different...........So basically its no more dangerous than Custard powder........... The reason there is so much scare mongering is because theres £millions to be made by solicitors and quango,s.............

    My Father was an amourer in the Fleet Air Arm, he also said that when I was a teenager.Mind you he would'nt tell me how......:D Guess it was for the best.....

    I did actually mean if inhaled.......;)
  • I'm in the same boat, and while I fully take on board the advice to leave well alone as the tiles are still sound - what would it cost to replace as/when/if you need to? I'm a newby to the housing world and I've only been told than when the times comes it is a very costly process to have an asbestos roof removed and replaced. Its a standard small three-bed semi. Any ideas on what I should expect in wht "costly" means in this sense? Thanks.
  • I've just had my asbestos roof replaced, it is around 9m x 9m and is shaped like a pyramid. Total cost was less that 4.5k, they used synthetic slates as concrete tiles would have required the roof to be strengthened.
    I have a lot of problems with my neighbours, they hammer and bang on the walls sometimes until 2 or 3 in the morning - some nights I can hardly hear myself drilling ;)
