5 yr fixed rate 4.99% good rate?

just had a letter from ybs to say our 2yr tracker deal is coming to an end, they have offered us a 2yr fixed at 3.99% or 5yr at 4.99%, toying with the idea of fixing for 5yr, there is no fee to pay so is the 5 yr deal competitive for a fee free deal.

    What rate are you currently on?? i was recently on a 5.75% which now turned to SVR at 1.75 above base, so i am happy at the moment, but i guess i would fix at 4.99 as it is lower than i have been paying for the last 3 years.

    I am with Nationwide, going on the 2.5% BMR. Their offering was also a 2 year fix at 3.99% with no fee but the 5 year fix was 6.89% with £995 fee so to me your 5 year fix looks like a very good rate. Nobody has a crystal ball but it sounds very competitive to me.

    Have any of you considered remaining on svr and paying what you would on a fixed?

    I have never looked at the terms of overpaying my mortgage, i know i can overpay 5K a year and i plan on doing it at one time, I imagine i could overpay each month but would be phone calls and things to do it and i simply cant be bothered.

    svr at ybs is 4.99% so its the same as the 5yr fixed.

    Britannia offer fee-free 5 year fix at 4.79%, and 4.49% with a fee.

    They also offer 10 year fix at 5.49% fee free or 5.29% with £600 fee.

    No idea if these are market leading products though (and assume LTV of 75% or less).
