What would you offer on this?

Right, I know you all like a little bit of haggling on here so what would be your opening offer and your final offer on the following property:

I would prob go - £135000 - £137500 - £140000 final.

What would you do?

Oh, and feel free to do the same on the following property, which is mine but will not get offended so give me your best 3 or just your final. All furniture included to apart from bed and dining table!

  • Tyr Fan; Is it No.10 ? £145 in 2007, less -10% according to Land Registry = £130k. Say you are not FTB, so can't go above £125k because of stamp duty...?

    Birchgrove Road; I hadn't spotted the price, went off and looked up sold prices for the street, and was going to say £100k, then came back to it and saw the price. Seems fair !

    I thought the stamp duty threshold for FTB was raised to 250k last week.

    I have no idea about prices in swansea, but i don't think 135 is overly cheeky on a 150 house.

    No sadly not a first time buyer, and doubt 125k will be taken on this plot, very sought after area where houses dont change hands that often. But still prefer those prices over mine!

    Maya, yes it was raised for FTB's, but stamp duty in general for everyone else starts at 125k...

    I really don't know the area and I didn't study floor plans etc, but I have to say that I think your pictures present a lot better and make your house look more spatious than the 3-bed one! I'm not sure that the 3rd (box) room warrants anything like a £50k price differential...

    Given the state of the market I suspect you'll struggle to get much above £90k, but I really think you should aim for £125k on the other one. You'd probably have to take a gamble though and wait until yours is under offer before going in that low, but I think that's what I would do...
