How many viewers should I be having?

My partner and I put his property on the market 41 days ago, so far we have had just 1 viewing (last saturday). The guy said the house was really nice, but he didn't get the 'right feeling'.
What should my EA be doing to get us more viewers? They assure us that they are ringing all the people they have on their books.
We really want to sell quick as we have seen the house we really want.

Ask your EA why they're not getting more viewers and what they think it will take to sell it.
Ask them to be honest.
They might just be a pants EA or the market might be very tough where you are.

1 viewing in 6 weeks is not good. Have you looked at your photos, do they make it as attractive as possible, to encourage people to have a further look. Some EAs are/have terrible photographers.
Are the details clear, with a floorplan etc to help people understand what they are getting.
Are there any issues, like a short lease if leasehold, or a some nearby planning/development issue that could put people off?

If you want to sell quickly, drop the price to encourage interest, and see if you get multiple asking price offers, and can then go to a tender basis, for "best bids".0 -
The pictures all look great.
The last 2 properties to be sold on our road were our own 2 yrs ago and one further down the street a month later - approx same price, and we've done some work to the house.
We're on right move and our EA website.
The property is on lease hold but it has about 500 years left on it.
Looking at properties for sale in the surrounding area we are pretty much priced in the middle.
Would it be worth looking at another EA?0 -
Most people use Rightmove. If they are not even coming for a look, there must be nicer/larger/cheaper properties to cross off their shortlist first.
Did you appreciate that England & Wales prices are still -10% below two years ago?
Obviously it varies by area/type. If you want to tell us your County, we can get a more specific figure.
If the work done is not obvious, or not the type to add much value, then you could be overpriced.
You say you want a quick sale, but are priced "pretty much in the middle". That doesn't indicate "motivated seller" to any potential buyers.
Dropping the price will have more effect than changing EA, imo. You often see a house leave one agent, go to another and then have a price drop on top, and hey presto it sells. The agent then makes a big thing on the 'under offer' details "sold in 3 days"...or somesuch, but if the other EA had been allowed to drop the price they might have sold soon after, too.

One viewing in 41 days should be a pretty clear signal, but you are not alone, loads of houses in my area not moving since the winter shortage ended.0
