Arrghh! Offer made, house we REALLY wanted now back on market

We started looking for property before our house sold, and we found a property we really liked. it sold before we found a buyer for ours so we looked elsewhere. We had an offer accepted on a property last Thursday, solicitor has been instructed and is getting straight on with searches, BUT the house we really liked has just come back on the market. Do we pull out or not? :confused:

    Only you can decide that I'm afraid. How long are you planning on staying in your next house? If its two years then changing may not be so important, 15 years is a different matter. Why did the property become re-available?
  • we are really looking for a property to live in for the next fifteen years to be honest hence the stress! This is the second time it's fallen through and I have a hunch that it is to do with the fact that at present it has uninterrupted open views to the rear, butthere is going to be a large development over part ( not all) of the land and not right behind the house, which will remain open land.

    I'd always try to find out why the property became available again as it could be the survey has highlighted a big problem.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Yes I'd be worried if it had fallen through twice before ,that it was something on the survey.You don't want to go for it and then pull out yourselves because the survey is terrible. You need to ask the agents and they have to tell you the truth why it fell through.
    Only you can decide then to pull out of the one you're persuing now before you spend too much money on it.It's better to pull out sooner rather than 6 or 9 weeks down the line,which is what somebody in our chain did,as that is more upsetting for all parties concerned.I'd have wanted to know 2 or 3 weeks in that people were pulling out rather than the day before we were due to exchange.
  • Phone agents and find out what going on, seems like two lots of surveys was carried out on the house and both times the buyers pulled out? If you ask directly, they have to tell you. No point in paying for another survey, if the same thing is going to happen to you. I would act asap, that way you are not wasting anyones time or money, including yours.

    We're assuming it is an unsatisfactory survey being the reason for the sale falling through. I'm guessing when you say that you intend to stay in this property for the next 15 years that this isn't a small house and therefore not cheap. At this price level it may just be down to the chain falling apart, ie someone losing their buyer further down the line. Talk to the EA. Find out the reason for both fall throughs. If it is the survey, ask specifically what. Some people run a mile from the slightest issue, if you can get it for a good price, this will help towards the costs of repairs, if needed.

    Its a toughie, but if your heart is really with the first house, how choked will you be to lose it? Why not make another viewing, just to see whether it is as good as you remember - and then you can ask the peeps direct,why did the last sales fall through. You can reassure them you know about the development and that doesnt worry you (make sure you have the full facts about it though!)
  • Once had a buyer pull out of a purchase following a survey that hightlighted the most ridiculous things. Firstly they said there was a wasps nest in the roof - surveyor never went up there, just opened hatch and waved torch around and as he closed hatch saw a dead wasp. We went up there armed to find it and there was no nest!

    Other thing was that the downstairs extention contravened planning regulations as there were not 2 doors between toilet and kitchen. Now this toilet had a door fitted when built, to meet regs but if you sat on the toilet you couldn't close the door as it was on your knees so we took it out. There was a door to the bathroom area which funnily we usually kept closed when we used the toilet. I understand that today this reg doesn't even exist any more.

    Some people are just too picky.
    The best things in life are NOT free - but they sure are cheaper with MSE!:j

    we did just this last night and it was really weird: we looked round and agreed it wasn't a patch on the property that we have now had an offer accepted on. I'm SO glad we did it as otherwise for the rest of our lives I'm sure we would have been thinking "if only we had gone for that house", wheras now we feel fully committed on our purchase.
