Submitting a written Offer

Have heard talk about doing this on here but not too sure how it works.

Can anyone explain?

We thought you just write it out like a letter and send one copy to the EA and another to the vendor?

We wanted to put our offer in writing as we can only match what another buyer has offered- but the reason we can only match it is we need to save for IVF and wanted to explain this to the elderly couple which we hope to buy from. The lady showed us round her house, invited us to come and sit on her sofa for a good chat etc afterwards- and was clearly sussing us out as to whether or not she wanted to sell to us etc etc.....

    Something like that is best done face to face as it's so personal.

    By all means submit a written offer, but stick to business:
    how much you offer
    whether cash or mortgage
    if mortgage whether you have a MIP agreed and with who (preferably enclose a copy)
    Whether you have a dependant property to sell or are chain-free.

    For the personal angle, phone the couple and ask if you can go round, or set up another appointment via the EA.

    You are confusing two separate issues: the amount the property is worth and your personal circumstances. The letter of offer is the first step in forming a contract, the only part of your personal circumstances that are relevant is that you are chain free or an FTB as this makes you an attractive prospect. I address a letter of offer to the vendor but deliver it to the estate agent FAO the vendor. You are not offering to buy anything from the estate agent but all offers must go through them.
