Sort mortgage or solicitor first?

Just a quick question, is it the mortgage or solicitor that needs to be sorted first? I have had an offer accepted on a house and things are beginning to move, i am due to get the mortgage application sorted on Friday but just wondering if i should go ahead and pick a suitable solicitor in the mean time, or wait until the loan is agreed?

Thanks.

Go on and appoint your solicitor.

If you are confident about the mortgage then I would be making calls seeking quotes from solicitors (by the sound of things you haven't used a solicitor before). Getting recommendations from friends might be a useful starting point.

When comparing conveyancing quotes, read this to avoid hidden extras.

Thanks guys and G_M in particular, really useful advice. I have gone ahead and got a few online quotes and most fully list disbursements, so should not be too much problems there.

So do i now appoint a solicitor before the mortgage is approved or wait for confirmation. There should not be an issue but should something go wrong on the application......

Make an appointment to see solicitor for early next week. If there is a problem with the mortgage you can always cancel/postpone the solicitor's appointment.

You should have had both organised before you put in an offer!

Why? The mortgage was agreed in principle and i have just phoned the solicitor who said ''phone back once the mortgage is sorted''.

Surely going through all that hassle before you put each and every offer onto a house is not a clever way of doing things?

You didn't give the impression in your OP you had an MIP, in that case I withdraw my statement. :)

I'm in a process of purchasing as well. I would do both but tell your solicitor not to proceed until mortgage is done. Vendor would atleast want to know you have instructed a solicitor and mortgage offer may take anything between fewdays to few weeks. The vendors may start to get twichy after, say, 4 weeks you haven't done a survey, and not even instructed a conveyor.

p.s. our mortgage took 2 weeks and several visits to HSBC before we finally had an offer. Our friend (for same bank) actually took 4 weeks!
