    Just in the process of buying a new build property (which has NHBC and Zurich insurance).

    On the face of it, the property looks perfect but having taken advice from earlier threads, we arranged a survey by https://www.newbuildinspections.com . To date, I have had an extremely attentive and customer-focussed service from Catriona Bright there. She has patiently guided us through all the procedures and any likely pitfalls with NHBC etc.

    The survey incidentally has identified some 62 defects.

    These now can be acted upon by the builder and if required, Newbuildinspections have offered to act on our behalf.

    As I had been advised by others on here, it is the biggest purchase one will ever make - I certainly concur that a few hundred ££s for a report has been well spent.

    New Build Inspections are a snagging service, and this would be totally separate from any valuation or homebuyers survey.

    Snagging will cover everything, include all the little niggly bits that a homebuyers survey would not look at (a homebuyers survey is not overly concerned with cosmetic factors).

    I would not discourage someone from using a snagging service at all, but I would keep in mind that snagging is not the same as a homebuyers survey. I am also unaware of how qualified snagging inspectors are, they appear to be qualified by experience, as opposed to professionally qualified.

    This is very simple (in principle). Are you risk adverse, is so take out the full survey, if you are prepared to accept the risk of futuure complications, which are unknown and hard to quantify - then take out the basic one only.
