Probate or not probate??

Long story short, my fiancee and I am currently living in a house that was owned by her late father. Her father died 6 weeks ago. We we're paying him rent to stay in this house. Now we intend to get a mortgage for half the value of the property to buy out her brother's half, as we intend to stay in the house. We have been told to get an estimate for the house. Now what I would like to know is do we tell the estate agent's that the valuation is for probate (to get a real value of what the property is worth) or not mention this??

When we needed a house valuation after my dad died for setting up a trust, we got 3 valuations from different estate agents and went with the average. We didn't tell them we weren't planning on selling, just that my dad had died and we needed to know the valuation before making a decision on what to do.
I believe estate agents may charge for just a valuation.0 -
